Majestic Oaks
Majestic Oaks is roughly 160 houses on larger-than-average lots under mature hardwoods, just south of Heritage Village. The trees are the point. The canopy was already grown when the houses went up between 2005 and 2012, so these streets have shade that newer construction around Wake Forest will not have for another twenty years. There is no pool and no clubhouse. Dues are $400 a year, low for a neighborhood at this price, and the trade is straightforward. You get land and quiet, you give up amenities, and Heritage shopping is a two-minute drive for everything else. Houses here generally sell between $475k and $650k.
Where it is
The neighborhood sits immediately south of Heritage Village, which puts groceries, restaurants and the rest of the errand list about two minutes away by car without any of that traffic running down your own street. That is the useful part of this location. Downtown Wake Forest is a separate drive, and nothing in Majestic Oaks is within a walk of a shop, so plan on the car for anything past the village center. The layout is residential the whole way through. What moves on these streets is neighbors, not people cutting across to the shopping center, and that shows most on a weekday afternoon.
What to know if you're moving here
Lot size is the reason to pay attention here, and the rest of the list follows from a neighborhood that spends almost nothing on amenities and asks little in return.
- Lots run larger than average for this part of town, and mature hardwoods are the one thing a buyer cannot get back once a site has been cleared.
- Dues are $400 a year, low for a neighborhood at this price.
- With no pool and no clubhouse to maintain, there is little for the association to spend money on and little the money entitles you to.
- Schools are Heritage Elementary, Heritage Middle and Heritage High.
- The 2005 to 2012 build window puts roofs, HVAC systems and water heaters at or past the point where they come due, so read the inspection closely.
- Swimming means joining somewhere or driving to it, and a big lot is a big yard to keep through a Carolina summer.
What to do if you're visiting
There is nothing to see inside Majestic Oaks itself. It is houses and trees, and the people who live here like it that way, so the visiting happens two minutes up the road at the Heritage Village end.
- Breakfast at the village end is Courtney's New York Bagels & Deli.
- A solid lunch stop while you are out looking at houses is Charlie's Kabob Grill – Wake Forest.
- For the end of the day, Blackbird Brewery is the one people name first.
- Driving the neighborhood streets is worth ten minutes on its own, because lot width and tree cover read very differently in person than in listing photos.
