The Meadows
The Meadows is one of the larger established subdivisions in town, around 200 houses south of the town center off South Main. It has a small pool. Building ran from 1996 to 2003, which makes these the oldest houses in the established group and explains the price: $375,000 to $500,000 buys a full single-family house here, with a yard, in a neighborhood where the landscaping has been mature for fifteen years. The HOA is $225 a year, the lowest figure you are likely to see on a Wake Forest subdivision with any amenity at all. It is a practical neighborhood, priced for people who wanted the address without the new-construction premium.
Where it is
South Main is the road in, south of downtown Wake Forest, and the location is the strongest thing about the neighborhood. Rolesville Road is right there, and Capital Boulevard, which is US-1 and the same road under two names, is a quick connection from here. That matters if you commute toward Raleigh, because you are on the highway without crossing town first. The reverse is true too. Downtown is north of you when you want a restaurant or a Saturday morning. Convenience like this comes from sitting near a through road, and a through road is louder than a cul-de-sac, so ask about noise on the streets closest to the entrance.
What to know if you're moving here
At $225 a year the dues are genuinely low, and the pool they pay for is small. The real consideration is the age of the houses, and the price reflects it.
- Two hundred households and a small pool is a ratio you should think about if July swimming is central to your life.
- Schools are Forest Pines Drive Elementary, Wake Forest Middle and Wake Forest High, all Wake Forest assignments.
- Confirm the assignment with Wake County, because base schools do change.
- A 1996 to 2003 house is coming up on thirty years, and at that age nothing is optional.
- Roofs, HVAC systems and water heaters are all in replacement territory, original windows are tired, and kitchens are either updated or about to be a project.
- Go in expecting to spend on the house after you buy it and the $375,000 to $500,000 band makes sense; expect move-in condition and it will not.
What to do if you're visiting
Food is the reason to stop on this side of town. If you are evaluating the neighborhood rather than passing through, the visit is worth timing to a weekday evening instead.
- The old-school burger stop is Char-Grill, and it does exactly what it says.
- For a game on a screen and wings on a table, Buffalo Brothers is the one.
- For a sit-down dinner, Asuka Asian Bistro is a few minutes away and usually has a table on a weeknight.
- Drive in around five on a weekday and stand outside on a few different streets.
- How much of the road you hear changes with where you are standing, and ten minutes of that tells you more than the listing photos will.
