Holding Village South Lake
Holding Village South Lake is the later phase of Holding Village, built on the south side of the lake from 2020 onward. It is about 250 houses on the newer floor plans, with a second pool of its own and the lots that actually look at the water. Prices run $475,000 to $725,000, a band that starts higher than the original phase, and the HOA is $700 a year with access to the amenities on both sides of the lake. If you want Holding Village and you want a house finished in the last few years, this is the part of it to shop.
Where it is
Holding Village sits off Rogers Road, behind Holding Park in Wake Forest, and this phase is its south side, across the water from where the neighborhood started. Access is through Holding Village, so getting in and out is the same as it is for the rest of it. What changes is which amenities are closest to your front door. The second pool is on this side. The original pool and the older stretch of the grid are a walk around the lake. Ask which direction a house actually faces before you pay for the view, because lake-view lots are a small share of the 250.
What to know if you're moving here
Everything on this side went up in 2020 or later, which decides most of what a buyer is weighing: the condition of the houses, the price against the older phase, and how crowded the shared amenities get in summer.
- Houses built in 2020 or later should have years left on major systems, and some are still inside builder coverage.
- Schools are Wake Forest Elementary, Wake Forest Middle and Wake Forest High.
- The $700 a year buys the shared package: the lake, the pool on this side and the original pool with the slide.
- That is a lot of amenity for the money, and it is the strongest argument for buying on this side.
- The catch is arithmetic: Holding Village is planned for roughly 1,000 homes and those pools serve all of them, so a July Saturday is busy.
- Prices start about $75,000 above the entry point in the older phase, and the neighborhood is still building, so expect construction traffic for a while yet.
What to do if you're visiting
The lake is the reason to come over here, and the walk around it is the best way to see whether the neighborhood suits you, since it passes both pools and every housing type Holding Village builds.
- Do the loop on a weekend morning when people are out.
- A short drive away, Culver's Wake Forest is a reasonable stop with a family.
- The browsing kind of shop rather than the errand kind is Magpie and Crow.
- For a real dinner at a table, Il Bacio Italian Grill & Pizza is the one.
- House-hunters should also look at the original phase, because the two halves of Holding Village price differently for reasons easier to see on foot.
