Del Webb at Traditions (55+)

Del Webb at Traditions is the age-restricted piece of the larger Traditions community, set aside for buyers 55 and older. It has its own amenity center rather than sharing the main Traditions one, with an indoor pool, pickleball and a full-time lifestyle director who runs the calendar. Floor plans are single-level, which is the reason most people look here in the first place. No stairs, and lawn care is covered by the dues. Homes started going up in 2016 and the section is still filling in, with roughly 600 planned at build-out. Prices generally run from about $400,000 to $650,000.

Where it is

Del Webb is not a standalone neighborhood. It is a section inside Traditions, which sits north of town along Highway 98, so the address, the entrance and the surrounding traffic all belong to Traditions. That puts you north of the older part of Wake Forest, off a state highway rather than a neighborhood street. Groceries, restaurants and downtown are all a drive. Nothing here is within walking distance of the older commercial blocks. New retail is planned at the Traditions entrance, which would shorten some of those trips. Until it opens, the daily pattern is a car, a turn onto 98, and wherever you are going after that.

What to know if you're moving here

The math here is simple. You pay a monthly fee and the community takes the outside work off your hands, and almost every other question about the place follows from that trade.

  • Dues are $230 a month and cover lawn care along with the amenity center, the indoor pool and the courts.
  • Schools do not apply, since the community is age-restricted, so the usual school-assignment question drops out of the decision.
  • Build years run from 2016 to the present, so the housing stock is new, with current wiring and insulation and no stairs to manage.
  • Buying into an unfinished phase means trucks and dust, plus a moving target for what your street will eventually look like.
  • Resale is the honest caveat, because a 55-plus restriction narrows the buyer pool.
  • The $400,000 to $650,000 band puts these homes in the same range as houses nearby that carry no age restriction at all.

What to do if you're visiting

There is nothing to visit inside Del Webb itself. The amenity center, the pool and the courts are for residents and their guests, and the rest is quiet residential street, so what visitors do is meet someone for a meal nearby.
