The best suburbs of Raleigh
Every relocation guide to the Triangle tells you Cary and Apex are good and stops there. This one runs ten towns with the 2026 Niche ranking, the current median sale price with the month it was measured, and the year-over-year direction, because a town where prices are falling ten percent is a different proposition from one where they are rising three.
We cover the north side of Wake County, so a note on our own position: Wake Forest is seventh and Rolesville is eighth, both with A-plus grades, and both are materially cheaper than the top three. The full picture is below.

Cary
The biggest and the highest rated, and the one that set the template every other Raleigh suburb has followed since. Enormous parks budget, the best public schools in the metro by most measures, and a downtown that spent a decade being rebuilt and now works.
By the numbers: Niche 2026 rank: 1st best suburb, grade A+. Population 179,306. Median home sale price $645,073 in August 2026, down 0.76 percent year over year.
Why it made the list
- First on Niche's 2026 ranking of best suburbs in the Raleigh area, with an A+ grade.
- The most expensive town on this list, and the price has held steady rather than falling.
- Hemlock Bluffs Nature Preserve and the Koka Booth Amphitheatre are both here.
- Big enough at 179,000 people that it functions as a city rather than a suburb.
Morrisville
Wedged between Cary and RDU, which makes it the shortest airport commute in the Triangle and the most internationally diverse town in the region. Small, dense, and the best food-per-square-mile ratio on this list.
By the numbers: Niche 2026 rank: 2nd best suburb, grade A+. Population 31,422. Median home sale price $549,636 in August 2026, down 9.9 percent year over year.
Why it made the list
- Second on Niche's 2026 list with an A+ grade despite having under 32,000 residents.
- Closest town to RDU, which matters if anyone in the household flies for work.
- The steepest price drop on this list at 9.9 percent year over year, which is either a warning or an opening.
- Genuinely diverse, with a restaurant scene that reflects it.

Apex
The priciest of the South Wake towns and the one that has most successfully kept a real downtown while adding thirty thousand people. Historic Salem Street still functions as a main street rather than a photo opportunity.
By the numbers: Niche 2026 rank: 3rd best suburb, grade A+. Population 70,630. Median home sale price $638,000 in July 2026, per Wake County Register of Deeds records.
Why it made the list
- Third on Niche's 2026 list with an A+ grade.
- The highest median sale price of the South Wake towns at $638,000.
- Historic downtown Salem Street is a working main street, not a restored one.
- Grew to 70,630 people while keeping the downtown scale intact, which most towns here did not manage.
Holly Springs
The South Wake town that added the most amenities fastest, including a genuinely good town center and a sports park that draws tournaments. Slightly cheaper than Apex for a similar house, which is the whole pitch.
By the numbers: Niche 2026 rank: 6th best suburb, grade A+. Population 45,248. Median home sale price $602,500 in July 2026.
Why it made the list
- Sixth on Niche's 2026 list with an A+ grade.
- About $35,000 cheaper than Apex at the median for a comparable town.
- Ting Park and the town's recreation build-out are unusually good for a town this size.
- Still growing fast, which means construction traffic and new schools opening.
Wake Forest
Our town, and the highest-rated suburb on the north side of Raleigh. A real historic downtown on White Street, a town-owned electric utility, Joyner Park, and a housing median about $140,000 below Cary for a comparable house.
By the numbers: Niche 2026 rank: 7th best suburb, grade A+. Population 52,844. Typical home value $507,240 as of August 31, 2026, down 1.0 percent year over year.
Why it made the list
- Seventh on Niche's 2026 list of best suburbs in the Raleigh area, with an A+ grade.
- The only A+ town on the north side of Raleigh, and about $138,000 cheaper than Cary at the median.
- A working historic downtown on White Street with breweries, restaurants and the Renaissance Centre.
- E. Carroll Joyner Park, plus a $12 million skate park and pump track now in design beside it.

Fuquay-Varina
Two merged downtowns in one town, which is why it has two distinct commercial districts and a hyphen. The best value on the south side: a median $218,000 below Apex for a town that ranks only six places behind it.
By the numbers: Niche 2026 rank: 9th best suburb, grade A. Population 40,485. Median home sale price $420,000 in July 2026.
Why it made the list
- Ninth on Niche's 2026 list with an A grade.
- A median $218,000 below Apex, the biggest value gap on this entire list.
- Two historic downtowns, Fuquay and Varina, from the 1963 merger of two separate towns.
- Furthest South Wake town from Raleigh, so the commute is the trade-off.
Knightdale
East of Raleigh on the 64 corridor, and one of only two towns on this list where prices went up year over year. Knightdale Station Park is better than the town's size would predict, and the Neuse River Greenway runs through.
By the numbers: Niche 2026 rank: 12th best place to live in the Raleigh area, grade A. Population 20,214. Median home sale price $400,935 in August 2026, up 2.7 percent year over year.
Why it made the list
- Prices rose 2.7 percent year over year, against falls in most of the A+ towns.
- Closest town on this list to downtown Raleigh on the east side, about fifteen minutes on 64.

Garner
The fastest-growing town on this list and one of the fastest in the country. Population rose 10.4 percent in a single year, and the median price fell almost 10 percent, which is an unusual combination worth understanding before you buy.

- Up more than 25 percent since the pandemic.
- The median price fell 9.83 percent year over year while the population surged, which means a lot of new inventory.
- Direct access to I-40 and US 70, so the Raleigh and RTP commutes are both workable.
Wendell
Far eastern Wake County, anchored by the Wendell Falls development, which alone pulls 4,400 searches a month. A genuinely old downtown that is starting to fill in, and prices up 3.3 percent while most of the county fell.
By the numbers: Niche 2026 rank: 14th best place to live in the Raleigh area, grade A. Population 13,064. Median home sale price $383,548 in July 2026, up 3.3 percent year over year.
